Why property managers need a wellbeing strategy

Sometimes the first step towards improvement is recognising the need for change, that in itself can be challenging, especially if the old way of doing things used to work. Many FM’s and property owners are now facing a unique challenge as they try to reconcile what they know, with the rapidly growing healthy building movement.

The benefits of improving the health of your building

One of the most compelling reasons for improving the conditions inside a commercial building are purely economic – people are becoming more aware of the potential health consequences associated with spending long periods of time in an unhealthy space.

As more data appears online, companies are increasingly aware of the link between employee wellbeing and productivity, as such, some are actively searching for buildings that offer better control and visibility of vital parameters. Meanwhile employees, in particular Generation Z, are starting to question the environmental quality of the space they work or live in and want to occupy a space that takes their wellbeing into account.

In effect, property owners whose spaces don’t meet their clients expectations (ie poor air quality/ high C02 levels/ inadequate maintenance etc) may start to feel more pressure to optimise their buildings in the near future.


How to use data to improve health and safety

One of the most efficient ways to maintain a space and fully understand the quality of its environment, is to track parameters with dedicated sensors, and take action whenever a critical threshold is reached. For example, high levels of CO2 in a busy room can be indicative of poor ventilation.

It’s savvy practice to have real time access to centralised data where this kind of asset information is recorded and stored. This allows long-term trends to be analysed and acted upon, essentially turning a reactive approach to asset problems into proactive maintenance. This level of visibility will give you control and empower you to address small issues before they escalate, reducing disruption, unpredicted costs and allowing you to schedule maintenance more efficiently.  

In short, data-driven asset maintenance helps ensure mechanical issues are fixed promptly, and that complaints by occupants are addressed quickly.


What are the elements of a wellbeing strategy?

A good strategy should cover both infrastructural and organisational aspects. For new builds, a strategy should ideally be in place even before construction work begins, whilst older buildings that may have more limitations may benefit from some refurbishment to solve issues and help facilitate long term occupation.
